The "Seller's NET" (the amount of $$$ they get back after selling their home)
 
This figure can be estimated beforehand!!
 
What factors determine the Seller's NET??
 
1) The PRICE that the home ultimately sells for (see CMA below)
2) Comparable Market Analysis, CMA (recent, similar sales in your neighborhood)
3) Active competition (homes LIKE YOURS on the market in your area NOW)
4)  Days on Market (DOM) of your competition (above) 
5) Commission charged by the listing agent (me) - I ONLY charge 5%!! - MOST agents charge 6% (this 1% difference can save you THOUSANDS depending on sales price!!)
***  By the way, Did You know that while I ONLY charge 5% (and MOST agents charge 6%), I ONLY keep HALF of the commission that I charge (just 2.5%) ??? The OTHER half goes to the Buyer's Agent !!! ***
6) Concessions paid to/for the buyer (closing costs, home warranties, HOA transfer fees, repairs, etc)
7) Negotiations (can directly affect Concessions paid, above)
8) Title fees (Escrow fees, Title Insurance) - determined by the Sales Price of the property
9)  Tax pro-ration - property taxes (still owed) on the property
10) Amount OWED on the property (1 loan or 2? mechanics lien? other?)
11) Type of Buyer (VA, FHA, cash??) - can affect Concessions paid (above), Escrow fees (above), etc
12) HOA related, if applicable: HOA fees owed, HOA "dislosure" fees, HOA "transfer" fees (see Negotiations above) 
13) Home owner's insurance still owed on the property 
14) Close of Escrow (COE) date - can affect taxes owed, back HOA fees, amount owed on property, home insurance owed, etc 
15) Miscellaneous fees, if applicable (recording fees, reconveyance fees, tax service fees, VA/FHA  fees, over-nighting fees, courier fees, field-signing fees, etc)
